Terry L. Clauff • Principal of DKC Development Ventures, LLC
Terry is Principal of DKC Development Ventures, LLC, CEO of Dial Properties, Co., and a Principal in the Dial Companies Corporation, the holding company of the Dial organizations. He joined Dial in 1969 and became President of the Management, Marketing and Leasing division in 1975. In the late 1970’s, the Dial Companies transitioned to commercial development in shopping centers and office buildings. During this period, and the succeeding 20-year period, Dial purchased, developed and redeveloped shopping centers in an 18-state region, accelerating the company to national recognition and rankings in the industry. In 1991, he formed a division of Dial Properties that has renovated and redeveloped apartments and shopping centers averaging over $5 million per year in annual gross revenue. In 1996, he formed a department to co-develop single tenant buildings for clients such as Staples, Walgreen's and 24 Hour Fitness Centers.

Darren A. Hicks • Principal of DKC Development Ventures, LLC
Darren is Principal of DKC Development Ventures, LLC. He is actively involved in all of the development aspects of the company. His main focus includes pre-construction activities such as: anchor tenant leasing, preliminary design, acquisition, municipal entitlements and structuring of project debt and equity. Darren has applied each of these functions while serving as Project Manager for Constitution Trail Centre, a 450,000 sf retail development in Normal, IL, anchored by Schnucks Marketplace and Starplex Cinemas. Additionally, Darren has led DKC’s effort in entering the hospitality sector by forming a strategic partnership to develop hotels in key markets throughout the Midwest.
Darren holds a Bachelors of Science Degree in Business Administration and Business Economics from the Eller College of Management at the University of Arizona.

Kirk Hanson, Jr. • Principal of DKC Development Ventures, LLC
Kirk is Principal of DKC Development Ventures, LLC. He is responsible for identifying future development opportunities and maintaining and building new relationships with national and regional tenants. Recent transactions have included tenants such as Menards, Walgreen's and Starbucks. Kirk has overseen several projects, including the development of 175,000 sf Menards at the Village Center Phase II in Columbus, NE. He is also involved with the majority of the non-anchor sales and leasing at the 76.2 acre Constitution Trail Centre in Normal, IL which opened in September of 2007. Both projects include TIF based development agreements with the city.
Kirk holds a Bachelors of Science Degree in Finance from the University of Nebraska and has held a State of Nebraska Real Estate Sales license since 2002.

Leslie A. Guzinski • Marketing/Development Coordinator
Leslie is responsible for marketing administration for DKC Development Ventures, LLC. She composes and distributes press releases, coordinates groundbreaking ceremonies, produces marketing materials and maintains online real estate listings. Additionally, Leslie manages daily operations for DKC which include: construction draws, pad sale closings and website maintenance.
Leslie joined DKC in 2006 after working for Dial Realty Corp., for two years. She received her State of Nebraska Real Estate Sales license in 2005.
